Catlin Court and the historic downtown blocks are 1920s to 40s: plaster over lath, wood windows and doors that want planing rather than replacing. The 1960s and 70s neighborhoods have block walls, steel screen doors and original bathrooms. Arrowhead Ranch and the north end are 1990s tract, so fence, grout and fixture work. West Valley sun is harder on exterior paint and wood than anywhere else in the metro, which is why timing the work matters here more than most places.
